Every four years, Municipal Property Assessment Corporation (MPAC) updates the value of every property in the province as part of Ontario’s assessment cycle. In 2016, MPAC updated the assessed values of more than five million properties in Ontario. As of January 1st, 2026, we are still going off the phased-in values from the round of assessments dated January 1st, 2016.
Due to the COVID-19 pandemic, the Ontario government has postponed the 2020 Assessment Update. On August 16, 2023, the Ontario government filed a regulation to amend the Assessment Act, extending the postponement of a province-wide reassessment through the end of the 2021-2024 assessment cycle. Property assessments for the 2026 property tax year will continue to be based on fully phased-in January 1, 2016 current values.
When you receive your Property Assessment Notice, review it. No further action is required on your part unless you have questions or you disagree with your assessed value and/or classification.
At this time, we do not have an announcement from the Ontario government, nor MPAC with regards to when the next cycle of phase-in assessments will take place.
Your property assessment for the 2025 property tax year will remain the same as 2020-2024 tax years unless there have been changes to your property*.
If you have received a Property Assessment Notice, it is for your review only. No further action is required on your part. If you have questions, or you disagree with your assessed value and/or classification, please contact MPAC directly.
